Perforated Facade Defines New Dubai Tower
Unique exoskeleton combines style and sustainable function
O-14, a striking 300,000-square-foot, 22-story commercial tower in the Business Bay district in Dubai, United Arab Emirates (UAE) that is a collaboration between New York City-based Reiser + Umemoto, RUR Architecture PC, and Dubai Properties developer Shahab Lutfi, is scheduled to break ground next month. O-14 features a 16-inch thick concrete screen perforated by 1,000 circular openings and spaced one meter from its interior window wall, creating a chimney effect for passive cooling.

Although planning for the new airport goes back more than 30 years, design didn’t begin until 2002, making it one of the first “greenfield” airports to be constructed post 9/11.
